Accommodation Terms and Conditions

Article 1 (Scope of Application)
These Accommodation Terms and Conditions shall govern accommodation contracts and related agreements concluded between guests and Lapis Jogasaki B&B(hereinafter referred to as “the Property”).
Any matters not stipulated in these Terms and Conditions shall be governed by applicable laws and regulations or generally accepted practices.
In the event that the Property agrees to special provisions that do not violate applicable laws or customs, such special provisions shall take precedence over these Terms and Conditions.
Article 2 (Application for Accommodation)
A person wishing to apply for an accommodation contract with the Property shall provide the following information:

Name of the guest(s)

Date(s) of stay and expected arrival time
-
Number of guests
-
Contact information
-
Any other information deemed necessary by the Property
Article 3 (Formation of Accommodation Contract)
The accommodation contract shall be deemed concluded when the Property accepts the application described in the preceding article.
Accommodation charges shall be paid at the time of reservation or by the method designated by the Property.
Reservations made through OTAs (Online Travel Agencies), online payments, or electronic agreements shall also be deemed as acceptance of these Terms and Conditions.
Article 4 (Accommodation Charges)
Accommodation charges shall be based on the rates displayed on reservation websites, the official website, or the rate schedule presented by the Property.

All displayed prices include consumption tax (10%).

As the Property does not have hot spring facilities, no bathing tax (onsen tax) is applicable.

Service charges are included in the accommodation fee.
Article 5 (Cancellation Policy)
If a guest cancels the accommodation contract for personal reasons after the reservation has been confirmed, the following cancellation charges will apply:

From 7 days before the stay (14:00) to 2 days before the stay (14:00) 30% of total accommodation charge

From 2 days before the stay (14:00) to the day before the stay (14:00) 50% of total accommodation charge

After 14:00 on the day before the stay, same-day cancellation, or No-show 100% of total accommodation charge
Article 6 (Check-in and Check-out)

Check-in time is 15:00 – 20:00.

Check-out time is until 11:00.

If you plan to arrive after 20:00, please notify the Property in advance.

If no prior notice is given, the entrance of the Property may be locked at 21:00.

Article 7 (Identity Verification)
In accordance with the Japanese Hotel Business Act, foreign guests who do not have an address in Japan may be required to present their passport and allow the Property to make a copy of it.
Article 8 (House Rules)

Guests are required to observe the following rules while staying at the Property:

The Property is entirely non-smoking.

Pets are not permitted.
-
Cooking using open flames inside guest rooms is prohibited.
As the Property is located in a quiet residential villa area, guests are requested to keep noise to a minimum between 21:00 and 06:00.
Guests may be required to compensate for any damage or loss to the Property’s facilities, furniture, or equipment.
Article 9 (Languages)
Languages supported by the Property are Japanese, English, and Chinese. However, the Property does not guarantee full support in all situations.
Article 10 (Termination of Accommodation Contract)
The Property may cancel the accommodation contract if a guest:

Engages in acts that violate laws or public order and morals

Causes significant nuisance to other guests or nearby residents

Fails to comply with the Property’s rules and regulations
Article 11 (Disclaimer)
The Property shall not be liable for any damages arising from the following circumstances:

Natural disasters or acts of nature

Power outages, communication failures, or internet disruptions
-
Business suspension due to unavoidable circumstances
-
Accidents, theft, or loss occurring within the Property or its premises

Accidents, theft, or damage occurring in the parking area
Article 12 (Amendment of Terms)
The Property reserves the right to amend these Terms and Conditions within the scope permitted by law.
Revised Terms shall become effective once published on the Property’s website or posted within the Property.
Article 13 (Agreement)
Guests shall be deemed to have agreed to these Terms and Conditions upon completion of a reservation, online booking, or check-in procedure.
Supplementary Provision
These Terms and Conditions shall come into effect on February 25, 2026.
